Common questions
What exactly makes it ‘junior’?
Size and location: capped at 500 sq ft and built within the existing home’s footprint. It can share a bathroom with the main house in some cases, which is part of why it costs so little.
Can I really have a JADU and a regular ADU?
On many single-family lots, yes – state law allows the combination. It is the quiet path to two units of income on one ordinary lot.
Is a JADU harder to rent?
It rents to a different tenant – single professionals, students, travel nurses. Smaller check than a detached unit, but the build cost is so much lower that the return math often looks just as good.
